Around 400 households on South Thamesmead’s Lesnes Estate will have the opportunity to vote on proposals to redevelop the 1960s builds.

If most voters vote yes, housing association Peabody will be able to extend the regeneration of South Thamesmead to the estate.

Work would see existing concrete buildings demolished and offer those eligible, one of the new homes that Peabody are set to build in the area.

Peabody’s decision to hold a ballot was decided due to the builds suffering from a range of problems such as lack of heat circulation and mould and damp issues.

Residents reportedly feel unsafe due to some of the public areas being hidden, because of the design of the current builds.

A spokesperson for Peabody said:

“These are exciting times for Thamesmead, and we want to make sure people continue to support our plans for future development.

“We’ve been listening to residents of the Lesnes Estate about what improvements they want to see on their estate since 2016, and we’ve now finalised our proposals for this area.

“It’s clear from these conversations that the buildings and the layout of the estate need to change.

“We think that a ballot is the simplest, most effective way of testing if people are supportive.

“It also fits with the new policy introduced by the Mayor of London in 2018 so if residents vote ‘yes’ we’ll be able to access GLA funding to help build the new affordable homes.

“We’re looking to provide hundreds of high-quality, warm and energy-efficient new homes within well-lit and safe streets.

“There will be improved public spaces with better landscaping and play areas, shops and other things for people to do, making South Thamesmead a fantastic place to live.

“We look forward to continuing the conversations in the weeks to come.”

In the event of a ‘yes’ vote, the redevelopment would be in three phases, with some residents potentially being able to move into their new home between 2021 to 2022.

Voting packs are to be posted out to eligible voters on February 21 and residents will have until 5 pm on March 16, 2020, to vote.
