Plans have been approved to build more than 40 homes opposite Bushy Park, despite none being classed as affordable.
With Richmond Council having granted planning permission, the buildings in 63 - 71 High Street, Hampton Hill will now be demolished and replaced with 35 flats, six townhouses and two shops.
The developer said in a planning document that it just wasn't feasible to provide any affordable housing.
"The submitted assessment demonstrates a lack of development viability for the provision of any affordable housing as part of the application scheme," it said.
"Furthermore, there is no public subsidy available for the provision of affordable housing as part of this development.
"The analysis illustrates deficits of £1.35m and £1.37m (per scenario) at 100 per cent market housing.
"This confirms that the scheme cannot technically support any category of affordable homes or an equivalent commuted sum payment."
Alongside the homes, an underground car park will be built featuring 48 spaces, with 71 bike spaces to also be scattered across the site.
